The Answer Companies provides a full spectrum of services that assist clients throughout the complete life cycle of a real property transaction.  We are an experienced contractor with a history of successfully navigating compliance, deadlines, and project amendments and we have been involved in commercial and residential development throughout the Washington metro region.  Our Answer Construction Management Services (ACMS) division offers site development and project management services with oversight of hiring compliance, project budgets, design evaluation, project closeout, and other construction management tasks with specific expertise in new building services, construction, renovation, waste/debris removal, and land redevelopment.  Our flagship company, Answer Title, is a full-service title and escrow company with appointments to national title insurance underwriters that allow us to manage commercial and residential property transactions throughout the US – unrestricted by size, complexity, or geographic location.   Led by Co-Presidents Donna Fitzgerald Shuler and S. Kathryn Allen, the Answer Companies is based in Washington, serving Maryland, Virginia and the District of Columbia.

Answer Construction Management Services (ACMS) is a division of the Answer Companies, an 8(a)- and HUBZone-certified, Woman Owned Small Business (WOSB) with the US Small Business Administration.  Staff members have Homeland Security Presidential Directive 12 (HSPD-12) clearances and Federal Deposit Insurance Corporation Public Trust clearances.

Construction Management and Waste/Debris Removal Services

The ACMS team has the experience and expertise to perform as construction managers with oversight of complex federal, state, and local construction projects.  We have specific construction capability with execution of the entire design, construction, and occupancy process including repairs and restoration, environmental remediation, and construction and demolition services.

ACMS offers a full slate of specialized construction work and environmental services including selective interior demolition; building razing; and facilities construction and maintenance. We have partnered with Urban Service Systems Corporation, the leading waste and recycling services firm in the Metropolitan area, to offer other services to buildings including debris removal, waste and recycling services, and solid waste collection – a full range of waste management and transportation services. We also provide a variety of site preparation services such as land clearing, contouring land, and soil excavation.

GSA National Capital Region

ACMS repaired water damaged rooms at 2430 E Street NW, Washington, DC including abatement of mold and asbestos and furnishing and installation of carpet tile and sheetrock.

GSA Potomac Service Center

ACMS provided design/build services to repair the water leaks at the Department of Commerce entrance to the Reagan Tunnel at the Herbert C. Hoover Building, 14th and Constitution Avenue NW, Washington, DC.  The company fulfilled all structural, civil, and mechanical requirements to include the repair and replacement of flooring and other areas surrounding the tunnel entrance.

United Medical Center Pediatric Emergency Department

ACMS serves as Construction Manager for the creation of a $14M Pediatric Emergency Room within the existing hospital, the United Medical Center.   The emergency facility, a partnership with Children’s National Medical Center, opens in spring 2010.  ACMS creates the scope of work – coordinating with the electrical, mechanical engineers and the architect, creates the AIA contracts for the general contractors, and manages close out of the project.

9th Street Bridge Project

The Answer Companies partnered with an engineering firm to perform title and settlement services in support of the District’s acquisition of property and easements for the design and replacement of the 9th Street Bridge over New York Avenue, Amtrak and CSXT Rail Facilities in northeast Washington, DC.   Our Chief Title Examiner assists the engineers with redrafting inaccurate plats and flawed legal descriptions in addition to reviewing and recording aerial and construction easements.
